The office towers are approximately 450,000 square feet each and were built in separate phases, with 200 Spectrum opening in 2016 and 400 Spectrum a year later. The buildings are nearly identical, with 400 Spectrum measuring three inches higher. They are the tallest buildings in Orange County.
Inside, the workspaces are highly adaptable, technology-forward and healthy.
Lighting design in the lobby adds elegance to the communal space, while controllable LED fixtures and sensors meet stringent energy codes. Inside and out, lighting provides wayfinding and improves the user experience. Further, full low voltage planning elevated the various office settings from a technology perspective.
The buildings include a five-level parking structure, complete with a battery storage system and state-of-the-art energy performance lighting and mechanical systems.
WSP’s commissioning team ensured all phases met the voluntary energy efficiency provisions of California’s Title 24. The projects’ sustainable environments led to Leadership in Energy and Environmental Design® Gold & ENERGY STAR® certifications.
