Mixed-Use With a Story

Phase one of Crossroads Hollywood, a high-rise hotel and condominium complex in Hollywood, in Los Angeles, California, brings 1.4 million square feet of mixed-use residential, hospitality and retail space to the area. Covering four blocks near the intersection of Sunset and Highland, the development will introduce 950 new condominium units, a 308-key hotel, 95,000 square feet of office and 185,000 square feet of restaurant and retail space.

The project also encompasses the revitalization of historic creative space in the area, workplaces that housed people like F. Scott Fitzgerald, Alfred Hitchcock and Tim Burton, many of which are on the National Register of Historic Places.

The combination of multiple high-rise and low-rise structures aims to create a transit-oriented and pedestrian-focused experience, with connections provided through interior walkways that activate the historic Crossroads of the World property, for which the project is named.

Structure that Dives Deep

Due to the type of soil present, the high-rise portion of the development sits on more than 300 piles that extend up to 150 feet into the ground for support. This structural solution required careful collaboration between WSP, the geotechnical engineer and California’s Seismic Peer Review Panel to optimize the pile layout while ensuring the building performs well under a high-intensity earthquake.

Further, during design, some shear walls were selectively shortened and some coupling beams intentionally removed to not only deliver a more economical design for the owner but also to create a better performing building by harnessing the potential of Performance Based Design, which guided the project.

Adding complexity, the low-rise development included a five-story, Type III wood residential building on top of the second-floor podium that was shared with the high-rise building. WSP’s structural engineering delivered a responsive, cohesive design that met the goals for the building’s mixed uses.

Commitment to Affordable Housing

The development will include 105 units of low-income housing to serve the neighborhood. Further, the new mixed-use development at Crossroads will incorporate several of the local historic structures, including the Hollywood Reporter Building.

The project is targeting Leadership in Energy and Environmental Design Gold certification and will be part of a revitalization that pays homage to history and neighborhood identity.
